A home watch inspection is a thorough, documented visit to your property. We walk the exterior perimeter, check the roof and gutters visually, test all entry points, inspect all interior rooms and closets, run water fixtures, check under sinks, test appliances, inspect the HVAC system, review the electrical panel, check the pool and mechanical equipment, and verify the garage and any outbuildings. Every area is photographed and documented in a written report delivered to your client portal within hours of the visit.

What happens if you discover a problem during an inspection?

You're notified immediately — the same day, typically within the hour. We document the issue with photos, assess the urgency, and provide a recommended course of action. For Tier 2 and Tier 3 clients, we'll coordinate the appropriate vendor, schedule the repair, supervise the work, and confirm completion — you simply approve the service and we handle everything. For Tier 1 clients, we schedule access and coordinate timing on your behalf.

Are you licensed and insured?

Yes. Elite Property Guard carries general liability insurance and operates as a properly registered Florida LLC. Trade-specific work (plumbing, electrical, HVAC repair) is always performed by licensed contractors from our vetted vendor network — we coordinate and supervise, they perform the work. We can provide proof of insurance upon request and are happy to provide documentation required by your condo association or HOA.

Do you use subcontractors or do you handle everything yourselves?

Property inspections, reporting, vendor coordination, and most concierge services are handled directly by our team. Licensed trade work — electrical, plumbing, HVAC, roofing — is performed by vetted, licensed contractors in our network. We supervise every vendor visit and verify all work before reporting completion to you. You deal with one company; we deal with everyone else on your behalf.

How do I access my inspection reports?

Every client receives access to our private client portal, accessible via Google or Apple login or traditional email credentials. Your portal contains every inspection report, photo, vendor invoice, and communication in one organized, secure location. Reports are uploaded and sent to you directly after each visit — no waiting, no follow-up required.

How many properties do you manage?

We deliberately limit our client roster to ensure every property receives genuine, attentive care. We are not a drive-by service that manages hundreds of properties with minimum-wage staff.
